Five Things to Do Before Listing Your Property

The first impression a buyer forms of your property is based entirely on your listing — before they have set foot through the door. Most sellers underestimate how much presentation affects viewing numbers and offer levels. These are the five things that consistently make the biggest difference.

01.Declutter before you photograph

Remove personal items, excess furniture, and anything that makes rooms feel smaller. You are not selling your belongings — you are selling the space. Buyers need to imagine their own things in the property, not navigate around yours.

02.Deep clean and touch up paintwork

A clean property reads as a maintained property. Scuff marks on doors and walls, dirty skirting boards, and grimy kitchens all signal deferred maintenance to buyers. A tin of white paint and a weekend is one of the highest-return investments you can make before listing.

03.Fix the things you have been ignoring

The dripping tap, the sticking door, the cracked tile you have been meaning to address — fix them before viewings. Buyers walk through properties noting defects, and each one becomes a negotiating chip or a reason not to offer.

04.Photograph with daylight and open windows

Natural light makes rooms read as larger and more inviting. Open curtains and blinds fully, photograph on a bright day, and ensure lights are on to fill corners. The kitchen and main reception room are the two most important spaces to photograph well.

05.Write a description that covers what buyers actually want to know

Include the total number of bedrooms, bathrooms, and reception rooms. Note any recent work done — new boiler, new roof, repointed chimney. Mention parking, garden orientation, proximity to schools and transport. Do not waste words on generic phrases like "a perfect family home" — state the facts.
