A First-Time Buyer's Guide to Classified Property Listings

How to read listings, what questions to ask, and what to check before making an offer.

For first-time buyers, the process of finding a property on a classified platform can feel overwhelming. There are more listings than on traditional portals, less standardisation in how properties are presented, and the onus is more squarely on the buyer to do their own research. This guide explains how to navigate it efficiently.

01.Setting up search alerts

Before you start browsing, define your search criteria precisely — area, minimum bedrooms, maximum price, property type. Set up a saved search and enable alerts. This puts you on listings immediately when they are posted rather than checking back repeatedly.

02.Reading a listing critically

Pay attention to what listings omit as much as what they include. No mention of parking usually means no parking. "Ideal investment opportunity" often means work required. Descriptions that lean heavily on adjectives and light on specifics are worth interrogating.

03.Questions to ask before viewing

Before making the trip, ask the seller or agent:

  • What is the reason for selling?
  • How long has it been on the market?
  • Is there a chain?
  • When is the earliest completion date?
  • Has it had any offers and if so why did they fall through?
  • What is included in the sale (white goods, fixtures)?

04.At the viewing

Look at the condition of the roof from outside. Check the windows for condensation between double glazing panes (failed seals). Test the water pressure. Look under sinks for damp. Ask when the boiler was last serviced and request the certificate.

05.After you decide to offer

A classified listing does not have an estate agent to manage the process — in private sales, communication and organisation are your responsibility. Get a solicitor instructed early. Agree the chain position clearly. Request the property's Energy Performance Certificate if it has not been provided.
